It’s humanly impossible to stay in this beautiful woodland home without having a good time. It can sleep up to 10 guests comfortably but can allow up to 12 guests per local regulations to get away from the everyday, savor each other’s company, laugh, play, and rest.
Entrance & Exterior
As you wind along the gently climbing road through the woods, you’ll come upon a long driveway that curves uphill to a handsome home tucked into a rising slope against a background of towering evergreens. The driveway is wide enough to accommodate 3-4 vehicles.
You’ll immediately notice TWO inviting decks on opposite ends of the home, designed for fresh-air entertaining. If weather permits, you’re going to be spending a lot of time outside. In these refreshing surroundings, you won’t be able to resist. One deck stands to the side of the home’s main entrance, with a propane grill and an outdoor dining table for six.
Living Areas
Step indoors and find yourself in the first of four interconnected rooms, providing plenty of space and flow for large groups to enjoy good times together without feeling boxed in. Guests can move easily from room to room, engaging in different activities, while still feeling a sense of togetherness. This first room is a bright, serene living area with a cluster of deliciously comfortable seating in view of a large wall-mounted Roku TV. A plump, L-shaped leather sofa is a tempting focal point, enticing you to flop down and put your feet up. You'll enjoy the upgraded pellet stove to provide warmth in the snowy season. (Fireplace is the pellet stove. Pellets ONLY, no wood burning.)
The adjoining billiards room will “wow” you with a stunning row of picture windows and a beautiful NEW pool table at its center. You’ll find everything you need to play.
A set of French doors open from the billiards room and into a game room with a luxurious poker table and a snack bar that overlooks the eat-in kitchen.
Kitchen
The dining area of the kitchen is appointed with a table for 8 in a bright space lit by two windows, including a generous bow window with a charming window seat. A high, sloped ceiling gives the room an airy, relaxing feel. The dining table is open to the rest of the kitchen, separated from the cooking center by an arm of the U-shaped kitchen counter, making it easy to pass food over and chat with the cook.
Enjoy the use of a set of full-size appliances, including a large refrigerator/freezer, range with oven and cooktop, dishwasher, and microwave. Your mornings will be well-served by the coffee maker and toaster, and thoughtful extras like a fully stocked spice rack and cooking utensils will inspire the chef in your group.
Laundry Room
A dedicated laundry room provides a full-size washer and dryer to keep everyone in clean laundry, and helps to lighten your luggage load! There is a door from here to lead to the garage.
Bedrooms & Bathrooms
This home provides 2 levels of gracious living, with bathrooms and bedroom options on each floor. You’ll find all bedrooms charmingly decorated with rustic touches and artwork that speak to the character of the Rockies.
Bedroom #1: Sitting just off of the poker room on the main floor, this bedroom boasts delightful furnishings of pale pine logs, including a king bed, a large dresser, a comfortable chair, closet, and its own Roku TV.
Bedroom #2: This room on the main floor features a high sloped ceiling with a skylight and a beautiful king-sized bed with a black iron headboard and footboard. A large closet and a Roku TV round out this room’s amenities.
Bedroom #3: This lovely space on the 2nd floor is graced with a unique built-in vanity complete with its own lighting and shelves above. This could also double as a small workspace for a laptop. The room is spacious with a king bed, its own Roku TV, and a walk-in closet.
Bedroom #4: The queen bed in this room on the 2nd floor is incorporated into a stylish surround of shelving and includes a large closet and its own Roku TV.
Bedroom #5: This is the primary bedroom on the 2nd floor with a private ensuite full bath. The bath includes a shower stall and extra-wide sink vanity, plus a wall-mounted hair dryer. The bedroom is furnished with a king bed, dresser, chair, and Roku TV. A door in this bedroom leads to a large outdoor deck with a dining table that accommodates at least 12, plus elegant seating encircling a propane fire pit. All wood burning fires are prohibited in this area, thank you!
In addition to the private bath in the primary bedroom suite, there are two additional full baths in the home, tastefully decorated. Both offer large sink vanities. The one on the main floor is a Jack-and-Jill shared bathroom including a glass-door shower stall; the other in the 2nd floor hallway, a combination tub/shower.
Hotel-grade linens are professionally laundered after every visit. This home is managed by a local vacation rental specialist, and there’s a sense of quality and care that’s worthy of your 5-star review.

This maintenance visit, usually lasting about an hour, ensures that the hot tub is kept clean, functional, and ready for your enjoyment throughout your stay.
Rest assured, these visits are designed to be non-intrusive. The technician only needs access to the outdoor area and will not disturb your indoor privacy. We schedule these sessions to ensure minimal disruption to your relaxation and aim to provide you with a seamless, top-notch experience.
Guests will have access to the entire home and garage! One supply closet is locked.
Parking
Guests will need to be aware that this area in the winter will have slicker roads or unpredictable weather. Be prepared with a 4X4 vehicle as the driveway is steep. Guests can park 3-4 vehicles in the driveway and garage. A snow shovel is provided in the garage.

We cannot guarantee an early check-in than 4pm as we need time to make sure this property is perfect for you before your stay! Please message us on the day of your arrival to see if the property is ready no earlier than 2pm.
Check-in Process: All guests will need to complete our secure, online ID Verification process to receive the door code and check-in instructions. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL. By completing the reservation you agree to the following:

House Rules Required
AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in.
NO SMOKING inside. This includes Colorado’s newest cash crop.
Quiet Hours begin at 10:00pm per city ordinance. Please be courteous of the neighbors during your stay.
Wood burning fires are strictly prohibited due to wildlife safety precautions. Our pellet stove takes pellets ONLY! We have plenty of pellets in stock in the garage. Our propane firepit on the balcony needs to be totally cooled before covering.
Guests are not allowed to access the rooftop for any reason.
NO Dog Policy This property maintains a no-pet policy for the comfort and convenience of all our guests.
Type of Cooling for the Home & Heating
Although the home doesn't have central AC our evenings in this region are generally cool in the summer time at this altitude of 8400ft! Simply opening the windows will provide natural coolness.
-This home is heated by electric baseboard heaters throughout the home. You'll need to turn them up immediately entering the home during the colder seasons as they can take awhile to warm up. When leaving the house it is best to leave them on LOW for safety reasons. The other heating source is the pellet stove in the living room on the main floor. We will provide instructions and pellets but this works well and is energy efficient to heat the home.

This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited.
Reminders About the Property
-Please review the sleeping arrangements prior to booking.
-Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area.
-We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP.
Non-Refundable Damage Deposit Waiver
Instead of charging a security deposit, we charge a non-refundable damage waiver fee (See Rental Agreement for a detailed breakdown of our guest fees) that covers up to $2,500 for damage to real or personal property of the vacation rental property as a result of your acts or omissions. Please see house rules or the rental property agreement when you book for more information about how the damage waiver works. Because the damage waiver fee is Non-Refundable; If a Guest changes properties for any reason they may be charged a new damage waiver fee for the new property at the discretion of the Property Manager.
