~No Smoking - we charge a $1000 fine for smoking
We require a refundable hold of $1000 on your card for damages (released after checkout) OR you can opt out with a small fee of $50 by purchasing a damage waiver coverage to stay insured throughout your stay.
AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in.
* Max 3 dogs ($75 per dog). We kindly ask that you clean up after dogs. Additional fees can incur if professional carpet cleaning is required or excessive dog hair is on the beds and/or furniture.
* No smoking or vaping (of any kind) is allowed indoors;
* Please let us know if the trash is overflowing - we will fix that for you!
* We are not liable for any injuries from gym use. Please use the gym at your own risk.
* The carport is not available for guest use

- We cannot guarantee early check-ins or late check-outs. If we are able to accommodate an early check-in or late check-out, we can do this free of charge. Please check with us on the day of your arrival to see if the property will be ready early for an early check-in or the day before your departure for a late check-out.

The space and the location worked very well for our family trip. There were plenty of areas for all 10 guests, and the hot tub was amazing! If you plan on staying here with more than five people, I would advise to bring your own towels for both showering and the hot tub. I would also suggest bringing silverware or plasticware. Victoria

Felt nickel and dimed. Host offered more days for a cheaper price. Then offered an earlier check in for an extra charge. Then hit me with a fifty dollar damage waiver. We just stayed at a 1k per night air bnb with no damage waiver. <br/>The host requested a damage waiver but the home is run down with paint peeling in multiple places. Tired and worn furniture and a dining chair that had an arm broken off. Host then had rules posted all over the house. I felt uneasy as if someone was secretly watching you. Bathrooms have mold and the master bedroom has a make shift curtain, fabric and push pins. <br/>There were no batteries in the TV remote and I had to figure out why the over stove mounted micro wave wasn't working. It was un plugged in the upper cabinet. <br/>Host on two occasions begged for a five star review and said not to leave any less without notifying host first. The home is facing a busy street. There is loud road noise in the primary bedroom early in the morning. Hard to sleep! Beware! Jonathan
