Guest access
Guests are granted complete access to the entire residence, except for the garage, which remains inaccessible to guests. For your convenience, a self-check-in system is in place, facilitated by a smart lock that utilizes an exclusive code designated solely for your use.
We cannot guarantee an early check-in before 4 pm as we need time to make sure this property is perfect for you before your stay! Please message us on the day of your arrival to see if the property is ready, no earlier than 2 pm.
Check-in Process: All guests will need to complete our secure, online ID Verification process to receive the door code and check-in instructions. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their government-issued ID, a matching selfie, anda credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL. By completing the reservation, you agree to the following:
1. I agree to be bound by our rental terms and conditions.
2. I acknowledge that I will be required to provide a copy of a valid government-issued ID and matching credit card through our online portal prior to check-in.

~No Smoking - we charge a $1000 fine for smoking
We require a refundable hold of $1000 on your card for damages (released after checkout) OR you can opt out with a small fee of $50 by purchasing a damage waiver coverage to stay insured throughout your stay.
AGE REQUIREMENT: The main guest must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted our team before check-in.

Quiet Hours begin at 10:00 pm per city ordinance. Please be courteous to the neighbors during your stay.
Dog Policy:
-This house is dog friendly. Please be respectful of those who will stay after you by cleaning up all pet waste and disposing of it in the large trash bins. Thank you in advance!
* Dogs are welcome for an additional fee ($75 per dog/week). 3 dogs max. All dogs must be approved before check-in. No other animals are permitted unless they are service animals. There are no charges for service animals.
Type of Cooling for the Home
Central AC units are best kept at 68 degrees or above. Due to the lack of humidity in the area, if the thermostat is lowered below 68 degrees, it is possible that it can freeze the unit if it is working too hard. Unfortunately, it will take 24 hours for the unit to defrost before an HVAC specialist can service it. Our evenings are generally cool in the summertime, simply opening the windows will provide extra natural coolness.
Reminders About the Property
-Please review the sleeping arrangements prior to booking.
-Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area.
-We do not have onsite maintenance or cleaning, unlike hotels, but all requests will be taken care of ASAP.

We appreciated the space of this house with ample room for our family and plenty of seating, tv's in each room, large dining table, etc. The house was also well decorated. The home is very conveniently located near a grocery store. Dwayne

Great place. We celebrated Christmas with our two adult children and their partners. It was perfect. A great house to cook and play games and lot of space to open gifts. The only thing was Airbnb says all in price but owner asked for a $1000 deposit or $50 insurance fee. I am not sure this is a normal request for houses but I wanted folks to be aware. My stay at the house was very good. The only things I would change are the cleaning service and a few other minor details, which Philip is already aware of and working on.<br/>Aside from that, the house is spacious, comfortable, and located in a very quiet area. Everything is relatively close by—restaurants, gas stations, entertainment, and car washes. Michael
